Brigade Group announces Rs 40,000-cr expansion plan

Bengaluru, Oct 8 (UNI) Brigade Group on Thursday unveiled a Rs 40,000-crore investment roadmap for the next three years, targeting a 40 million sq ft development pipeline as the Bengaluru-based real estate major enters its fifth decade of operations.
The aggressive expansion plan, spanning residential, commercial, retail, hospitality and emerging segments such as warehousing, marks a significant scale-up of Brigade’s growth strategy across South India.
The Group said the investments would be funded through a mix of internal accruals, project-level financing, strategic partnerships and other funding avenues, while maintaining what it termed a disciplined approach to capital allocation.
The announcement comes as Brigade completes 40 years, during which it has developed more than 110 million sq ft through over 300 projects across 10 cities.
With its operating leasing portfolio now at around 10 million sq ft, Brigade is seeking to deepen its recurring-income businesses while simultaneously expanding its development pipeline.
M R Jaishankar, Executive Chairman, Brigade Enterprises Limited, said the Group’s next phase would focus on taking its four decades of experience into new markets and opportunities while retaining the values on which the company was built.
Commercial real estate is set to remain a major growth engine, with the World Trade Centre platform forming a key part of the expansion strategy.
Brigade has secured licences for three new World Trade Centres at Devanahalli and Whitefield in Bengaluru and Coimbatore, while its flagship Orion brand is being taken beyond Bengaluru with upcoming developments in Chennai and Hyderabad.
The expansion signals Brigade’s attempt to build a larger South Indian commercial footprint at a time when demand for institutional-grade office and mixed-use developments remains a key driver of the region’s real estate market.
The Group is also diversifying into new business opportunities, including warehousing, while stepping up its focus on technology-led development.
Artificial intelligence, Building Information Modelling, IoT-enabled systems, data analytics, automation, construction technology and smart-building platforms are being deployed across the development lifecycle, the company said.
Brigade’s innovation initiatives include Brigade REAP, which has supported more than 100 startups, and Earth Fund, which invests in sustainable innovation in the built environment.
The expansion is also expected to create about 23,000 direct and indirect gross employment opportunities over the next three years across construction, engineering, hospitality, retail, facility management and technology.
On sustainability, Brigade has set a target of achieving Net Zero emissions by 2045, with its strategy centred on energy-efficient design, renewable energy, water conservation, waste management and sustainable construction.
In a major civic initiative, Brigade Foundation, the Group’s CSR arm, will undertake the comprehensive development of Pipeline Road in Yeshwanthpur under the Karnataka government's "Namma Bengaluru, Namma Koduge" scheme in association with the Bruhat Bengaluru Mahanagara Palike.
The Foundation will continue its programmes in education, healthcare, community development and environmental sustainability.
As it enters its fifth decade, Brigade said its strategy would be driven by a combination of large-scale development, geographical expansion, diversification and technology, positioning the Group for what it describes as its next phase of growth.
The key challenge for the Group, however, will be converting the ambitious Rs 40,000-crore investment commitment and 40-million-sq-ft pipeline into profitable growth while maintaining financial discipline and execution capability across multiple markets and asset classes.
