Raidurg land auctions fetch Rs 2,833 crore, signal strong investor appetite for Hyderabad

Hyderabad, Aug 28 (UNI) Telangana Government's strategic land monetisation programme has received a major boost with two e-auctions at Raidurg generating Rs 2,833.22 crore, underscoring strong investor appetite for premium commercial real estate in Hyderabad.
The two plots, spread over 10.63 acres, together fetched an average realisation of around Rs 266.53 crore per acre, with both auctions recording prices above Rs 260 crore per acre within a span of one week, Telangana Industrial Infrastructure Corporation (TGIIC) said in a release here on Friday.
In the latest auction, 5.38-acre Plot P2 was sold for Rs 1,447.22 crore, translating into a record realisation of Rs 269 crore per acre and a premium of around 52.3 per cent over the reserve price.
This followed the auction of Plot P1, which fetched Rs 1,386 crore, or Rs 264 crore per acre. TGIIC said 25 per cent of the auction value from Plot P1had already been received as the first-stage payment.
The strong price discovery provides a fresh indication of the demand for strategically located land in Hyderabad, particularly along the Raidurg corridor.
The outcome also highlights investor confidence in the city's expanding business ecosystem, infrastructure connectivity and long-term growth prospects.
K Shashanka, Vice Chairman and Managing Director, TGIIC, said the auction was a strong endorsement of investor confidence in Hyderabad and Telangana and the continued attractiveness of Raidurg as a business and investment destination.
He said the high realisations demonstrated the strength of demand for strategically located land and the value that could be unlocked through transparent and competitive price discovery.
The outcome also reflected the government's investor-friendly policies and sustained infrastructure development, he added.
The auctions were conducted through the MSTC e-Auction platform, with JLL as the exclusive transaction advisor, supporting TGIIC in market positioning, investor engagement and competitive price discovery.
