Godrej Properties inks deal to develop Marine Lines Land Parcel, eyeing Rs 6,000-Crore revenue

Mumbai, Sep 28 (UNI) Mumbai-based real estate developer Godrej Properties Ltd officially announced here on Monday that it has entered into an agreement with Man Infraconstruction Limited (MICL) to develop a prime land parcel of 2.5 acres in Marine Lines, South Mumbai, for a proposed luxury housing project.
The project, which has been estimated to have an overall revenue potential of around Rs 6,000 crore, according to the company’s official statement.
According to the statement, Marine Lines has limited land availability and is known for its established neighbourhood, heritage character and location along the South Mumbai coastline. The area also offers connectivity to key business, cultural and lifestyle hubs in the city, including through the coastal road.
Spread across approximately 2.5 acres in the heart of Marine Lines, the site offers Arabian Sea views and connectivity via the Mumbai Coastal Road, the upcoming Metro network, and the Atal Setu corridor.
Godrej Properties pointed to the response received by its existing projects, Godrej Trilogy in Worli and Godrej Avenue Eleven in Mahalaxmi, as an indication of demand for premium residences across South Mumbai and Central Mumbai.

Meanwhile, in a separate statement issued on Monday, Man Infraconstruction Limited (MICL) officially announced that it has entered into a collaboration with the Godrej Properties Group to develop a sea-facing luxury residential project at Marine Lines in South Mumbai, transferring development rights to Godrej Properties, in exchange for a revenue-sharing arrangement as well as full recoupment of its more than Rs 300-crore investment in the project.
MICL, which previously held the role of development manager for the project, has now transferred the development rights, jointly held with Shreepati Group, to Godrej Properties.
Accordingly, the project will be jointly branded under both names.
MICL Managing Director Manan Shah stated that the early cash realisation from the deal would give MICL greater financial flexibility to pursue new development opportunities in Mumbai, while continuing to benefit from the project through a revenue-sharing arrangement with Godrej Properties.
