India real estate draws $18.6 billion equity inflows in 9 months, surpasses 2025 total

New Delhi, Sep 29 (UNI) India’s real estate sector attracted $18.6 billion in equity investments during January-September 2026, surpassing the $14.2 billion raised during the entire 2025, according to a report by CBRE South Asia. The sharp increase was driven largely by a surge in institutional and foreign capital during the third quarter.
Equity inflows into the sector stood at $9.5 billion in Q3 2026, more than twice the $4.4 billion recorded in the same quarter last year. The figure was also significantly higher than the $3.8 billion invested in Q2 2026, highlighting a sharp acceleration in capital deployment during the quarter.
Institutional investors accounted for nearly 79 per cent of total investments in Q3, compared with around 28 per cent in the previous quarter. Developers accounted for approximately 13 per cent of the capital deployed. The shift indicates that the latest rise in real estate investment was primarily driven by large institutional transactions rather than developer-led funding.
Foreign investors also increased their participation, accounting for around 59 per cent of total investment inflows in Q3 2026. US-based investors dominated overseas capital, contributing nearly 90 per cent of foreign investment, followed by investors from Canada, Singapore and Japan.
The investment trend also points to a broadening of institutional interest beyond conventional office assets. Data centres, built-up office properties and land or development sites together accounted for about 91 per cent of total investment during the quarter.
Data centres are expected to remain a major focus for institutional investors as demand expands from hyperscale cloud operators, colocation companies and artificial intelligence-driven computing infrastructure.
Geographically, Mumbai, Delhi-NCR and Chennai emerged as the leading markets, collectively accounting for around 53 per cent of investment inflows in Q3 2026. Transactions spanning multiple cities contributed a further 15 per cent of the total.UNI VK AAB
