Dharavi Redevelopment to transform Mumbai's skyline, push vision of slum-free city

Mumbai, Oct 14 (UNI) Mumbai's urban landscape is set for a major transformation, with the Dharavi Redevelopment Project envisaging modern housing, commercial spaces and improved civic infrastructure as part of a broader effort to create a slum-free city.
The commencement of construction of 10 rehabilitation towers on a 22-acre railway land parcel in Matunga marks a significant step in the ambitious project, which will provide 10,432 residential apartments and 1,379 commercial and industrial units for eligible Dharavi residents.
The project, being implemented by Adani Navbharat Developers Private Limited (ANDPL) under the Dharavi Redevelopment Project/Slum Rehabilitation Authority (DRP/SRA), aims to replace inadequate housing with planned residential buildings and supporting amenities while improving living conditions for thousands of families.
The proposed towers, ranging from 37 to 39 floors, will accommodate eligible beneficiaries in 350-square-foot apartments. The development is expected to change the area's urban profile, replacing congested residential conditions with high-rise rehabilitation buildings equipped with modern facilities.
The towers will be constructed in phases, with five scheduled for handover to DRP/SRA by March 2029, two by August 2029 and the remaining three by August 2030.
Residents from Sectors 6 and 1 will be allotted homes in the Matunga complex. After allotments to Sector 6 residents, nearly 4,500 apartments are expected to be available for other eligible Dharavi residents, subject to the prescribed eligibility criteria and priority system.
The buildings will have facilities such as kindergartens, community halls, podium gardens, seating areas, society offices and places of worship.
Each tower will be equipped with 10 to 12 passenger lifts and two dedicated fire lifts, while two additional lifts will serve the commercial and industrial units.
The plan also provides for commercial space equivalent to 10 per cent of each rehabilitation building to generate revenue for maintaining common infrastructure. ANDPL will maintain the buildings and shared facilities for 10 years after handover.
The larger Dharavi redevelopment plan envisages a mixed-use township incorporating shops, schools, healthcare facilities, parks, places of worship and public transport amenities, with essential social infrastructure proposed within a 15-minute walking distance.
The initiative is part of a wider vision to reshape Mumbai's urban development by improving housing, sanitation and access to essential services in densely populated settlements.
If implemented as planned, the redevelopment could significantly alter the city's skyline and the living environment of eligible Dharavi residents.
However, the broader ambition of making Mumbai slum-free will depend on the implementation of redevelopment schemes across other settlements, timely rehabilitation of eligible residents and the creation of adequate civic infrastructure.
The Matunga project is among the major components of the Dharavi transformation plan, which seeks to combine rehabilitation housing with commercial activity and neighbourhood facilities. The project is expected to be completed in phases through August 2030.
