Ironclad Security: Maharashtra Makes Identity Authentication Mandatory for All Property Registrations

Mumbai, Sept 30 (UNI) In a massive push to eliminate property fraud and wipe out proxy impersonation, the Maharashtra government has officially made biometric identity verification compulsory for all real estate transactions.
Under a decisive new policy announced by Revenue Minister Chandrashekhar Bawankule, identity authentication is now a strict pre-requisite for 63 distinct types of property documents—including purchases, sales, gift deeds, mortgage deeds, and family partitions. Effective October 1, the landmark directive means that completing a property registration without digital identity verification is now entirely impossible.
Backed by Chief Minister Devendra Fadnavis, this major administrative overhaul is engineered to permanently dismantle loopholes exploited by fraudsters. Historically, malicious actors deployed fake witnesses and proxy landowners to manipulate registration records.
The era of proxy applicants and fake witnesses is officially over," stated Revenue Minister Chandrashekhar Bawankule. "By slashing human intervention in the registration corridor, this reform guarantees absolute transparency, plugs systemic leaks, and ensures tamper-proof security for every citizen's asset."
Broad Spectrum Coverage Applies strictly across 63 different transaction categories, covering major land sales, housing transfers, and partition deeds.
Alternative Verification Path For individuals awaiting document issuance, provisions are made to accept registration acknowledgment receipts alongside secondary government-issued photo IDs and verified relationship proofs. Final transaction closure occurs only after meticulous cross-verification.
The framework includes built-in protections for minors under the age of 18, requiring parental or legal guardian authorization. Crucially, the notification explicitly mandates that no citizen or child will be barred from legitimate rights due to temporary card processing delays.
