Pune residential market expands towards Vadgaon

Pune, Oct 1 (UNI) Pune’s residential market continued to remain active in the first half of 2026, with housing demand expanding across both established and emerging residential corridors, including the Sinhgad Road–Vadgaon belt.
The Sinhgad Road–Vadgaon corridor has emerged as a residential destination, supported by access to educational institutions, healthcare facilities, retail outlets and other civic amenities. Planned improvements in the city’s road and transport infrastructure are also expected to strengthen connectivity in the region.
Against this backdrop, Kolte-Patil Developers’ ‘The Reserve’ is being developed across more than 20 acres, around 400 metres from Sinhgad Road. The project is located near the Mutha River and offers views of the NDA Hills.
The development is planned in multiple phases, with a potential saleable area of around 5 million sq ft and an estimated gross development value (GDV) of approximately Rs 4,000 crore.
According to the developer, more than 600 apartments were booked within 60 hours of the project’s launch, generating sales of over Rs 600 crore.
Pranav Mehta, Chief Business Officer – Pune, Kolte-Patil Developers, said the project seeks to bring together space, quality and amenities, with a focus on execution and timely delivery.
