Hyderabad, Oct 5 (UNI) Hyderabad’s residential property market recorded its highest nine-month sales since 2018, with 29,125 homes sold during January-September 2026, up 2 per cent year-on-year, according to a report released by Knight Frank India.
The city recorded sales of 28,649 units in the corresponding period last year. Developers launched 32,577 units during the first nine months of 2026, an increase of 6 per cent year-on-year, the report said.
Sales rose steadily through the year, from 9,541 units in the first quarter to 9,708 units in the second quarter and 9,876 units in the third quarter, the highest quarterly sales recorded since 2018.
Launches increased from 9,975 units in Q1 to 10,491 units in Q2 and 12,111 units in Q3, the report revealed.
The market continued to shift towards premium housing, with homes priced above Rs 1 crore accounting for 74 per cent of total sales, compared with 68 per cent a year earlier. Sales in this segment increased 10 per cent to 21,474 units.
The Rs 1-2 crore segment accounted for the largest share of sales at 13,253 units, or 46 per cent of the market, registering 3 per cent growth.
Sales in the Rs 2-5 crore segment rose 23 per cent to 6,561 units, while the Rs 5-10 crore segment grew 30 per cent to 1,345 units.
The Rs 20-50 crore segment recorded the highest percentage growth, rising 45 per cent year-on-year to 45 units, it said.
Hyderabad was the third-largest market nationally in both the Rs 10-20 crore and Rs 20-50 crore categories, according to the report.
At the lower end, sales of homes priced below Rs 50 lakh declined 30 per cent to 893 units, while the Rs 50 lakh-1 crore segment fell 14 per cent to 6,758 units.
The weighted average residential price rose 3.3 per cent year-on-year to Rs 8,346 per sq ft in Q3 2026, remaining below the consumer inflation rate of 4.8 per cent, the report stated.
Hyderabad’s Quarters to Sell (QTS) stood at 6.1 quarters in Q3 2026, in line with the eight-city average.
The metric remained within a range of 5.8 to 6.1 quarters since early 2025, indicating steady absorption of new supply.
Knight Frank India Executive Director Joseph Thilak said the city’s growing office economy, led by Global Capability Centres, was supporting steady demand for quality homes.
He noted that nearly three in four homes sold in Hyderabad were priced above Rs 1 crore, while price growth remained moderate.
