Kothrud emerges as Pune’s redevelopment epicenter, reveals ‘The Redevelopment Pulse’

Pune, Oct 7 (UNI) Kothrud has emerged as the epicenter of Pune’s rapidly expanding redevelopment market, accounting for 244 of the 629 redevelopment-signal projects identified across Pune district, according to ‘The Redevelopment Pulse’ released by Dreams Redeveloped, Pune-based redevelopment advisory and data platform.
The report examines Pune’s redevelopment landscape through publicly available MahaRERA data.
The report, based entirely on publicly available MahaRERA registration data, provides a data-driven view of the city’s redevelopment landscape and offers insights into project concentration, developer profiles and delivery timelines.
The findings of the report were tabled before the members of the Press by CA S. Lakshminarayanan, Founder of Dreams Redeveloped during a Press Conference held in the city.
The report analyses 4,823 MahaRERA-registered projects in Pune district and identifies 629 projects carrying a redevelopment signal.
In Kothrud alone, 244 projects account for 60% of the 410 MahaRERA registrations recorded in the area. The study also finds that redevelopment has evolved from a niche activity into a significant component of Pune’s residential real estate market.
Redevelopment projects accounted for just 3.6% of new Pune RERA registrations in 2017, but the proportion has remained between 23% and 26% annually since 2023.
Among 1,869 active Pune projects analysed, 373, or 20%, carry a redevelopment signal.
